How long does it take to sell with Ultra Homebuyers?

You need to know when you can stop paying for the old house and plan your next move. Receiving an offer is only the first part of selling. Let’s walk through what happens between them and where we help keep the process moving.

Start with the date that matters to you

Tell us when you want to sell and why: a move, an empty property, family schedules or belongings still to remove. We discuss that alongside the condition of the house and the details of the sale.

The closing date depends on the agreement and the work needed to complete it. We don’t use one seller’s timeline as a promise for every property. What matters is identifying the steps for your sale and who is handling them.

1. Understand the house and review the offer

We talk through the property, the remaining work and your plans. Photos or a visit may be needed to understand what needs fixing. Then we discuss the offer price, costs and responsibilities.

You also need time to review the proposal with anyone else involved. In Joe’s Norfolk sale, we sent the offer for him to review with his wife and planned a follow-up conversation. Moving forward should mean understanding what you are agreeing to.

2. Arrange visits and finish the paperwork

Once the sale moves forward, property checks and closing paperwork need attention. We have helped sellers arrange access, gather property information and follow up with the people handling the closing.

Questions about the house or missing paperwork can delay a sale. If another buyer needs a loan, approval can also take time. We follow up on what is still needed. The people handling the closing confirm what must be done before the sale can finish.

3. Check how much you will receive and plan your move

Before signing, you need to understand the costs and money you expect to receive. You also need a plan for belongings, keys and when the property will be available. Signing the paperwork, receiving your money and moving out may happen at different times.

We help address the sale questions and coordinate with the closing team. Ask the person handling your closing when you will receive the money before making plans that depend on it.

What those steps looked like in Norfolk

We discussed Joe’s offer on January 12, 2026. On February 12, he was still waiting for the document showing costs and money you expect to receive. We followed up with the closing company, sent it the next morning, reviewed his question about the amount and checked the final signing contact. The sale closed February 20.

That is one transaction, not our average time to sell. It shows the work after the offer: following up on an document that was still missing and helping the seller understand the final numbers. Read the full Norfolk story.

Before you book the moving truck

Make sure you know which date is confirmed, what still needs to be done and when you must remove belongings. Share any timing problem early. It is easier to discuss a workable plan before everyone is preparing for signing day.
